Alexandrite acquired a single-family property in an emerging residential corridor and navigated municipal approvals to increase density, converting the site into four rooftop townhomes. The project was entitled, packaged, and sold following approvals. The scope included full due diligence, environmental review, surveys, architectural and engineering coordination, and planning board approvals. A long-term tax abatement was secured as part of the entitlement strategy.
A six-unit multifamily development located in a transitioning Paterson neighborhood. Alexandrite
acquired the site with approvals in place, executed a ground-up build, stabilized the asset
through leasing, and exited post-stabilization.
The project leveraged long-term tax incentives and a compressed development timeline,
reflecting Alexandrite’s focus on approved sites in incentive-eligible urban markets.
A 55-unit ground-up multifamily development located within a hospital-zone commercial corridor. The project replaces an underutilized warehouse with market-rate rental housing and neighborhood-serving retail. Alexandrite led demolition, entitlements, approvals, and private financing, and secured along-term tax abatement. Construction is advancing toward delivery.
A 92-unit mid-rise residential development in a dense Paterson corridor near major medical infrastructure. The project is designed as an all-steel structure and incorporates state tax credit financing.
The development includes a medical-adjacent residential component and reflects Alexandrite’s experience with complex construction types and incentive-backed capital stacks.
A mixed-use campus combining senior housing, medical offices, and neighborhood retail in a core Camden corridor. The project was acquired during COVID and advanced through municipal approvals and demolition.
Multiple layers of state incentives are being coordinated to bring the full program to construction.
A long-term redevelopment opportunity located along a primary Newark commercial corridor. The existing property is income-producing today, with a future vision for a high-rise residential
