Entitlement-Driven Townhouse Conversion
Alexandrite acquired a single-family property in an emerging residential corridor and navigated municipal approvals to increase density, converting the site into four rooftop townhomes. The project was entitled, packaged, and sold following approvals. The scope included full due diligence, environmental review, surveys, architectural and engineering coordination, and planning board approvals. A long-term tax abatement was secured as part of the entitlement strategy.

acquired the site with approvals in place, executed a ground-up build, stabilized the asset
through leasing, and exited post-stabilization.
The project leveraged long-term tax incentives and a compressed development timeline,
reflecting Alexandrite’s focus on approved sites in incentive-eligible urban markets.
